Accounts per property, then the total
Each property has its own rent, its own costs and its own mortgage, and the yield is only meaningful per property. Software that totals the portfolio first hides the flat that is losing money behind the house that is not. The tenancy is the unit of the rent roll
Rent is owed by a tenancy, not by a property: the same flat can have two tenancies in a year with a void between them, and the arrears belong to the tenant who left. Accounting software for rentals that keys everything to the property loses that, and the year-end reconciliation becomes guesswork.
The return's categories, and the finance costs apart
Income, allowable expenses by category and finance costs on their own line are what the property pages ask for, and the finance costs earn a basic-rate reduction rather than a deduction (GOV.UK). Software that produces those three totals per property has done the accountant's re-keying for them; software that produces a profit and loss has not.

What is the difference between landlord accounting and business accounting software?
A landlord files property income on the personal self-assessment return, so the software's job is the rent roll, costs by property in the return's categories, finance costs kept apart for the basic-rate relief, and the yield. A company package is built around a chart of accounts, VAT and payroll, none of which a private landlord needs, and it does not know the finance-cost restriction exists.
Does the software work out my tax?
