This works out the yield on a rental the way a landlord should read it: the gross yield first, as rent per £100 of price a year, then the rent after the void weeks you expect, the agent's fee, and the running costs, as a net yield, and finally what is left after the mortgage interest as the cash the property actually puts in your account. Gross yield is a comparison figure, not an income

Twelve months of rent over the price is what every listing quotes, and it is only useful for ranking one property against another, because it assumes no void, no agent and no boiler. The tool shows it as rent per £100 of price a year, which is the percentage read as money: £5.75 per £100 is a 5.75% gross yield. Change the price to the current value and the same figure tells you what the property is earning on what it is worth today.

Net yield is where the voids and the agent live

A property let for fifty weeks earns fifty weeks of rent, the agent takes their share of what comes in, and the insurance, service charge, ground rent, repairs and certificates are paid whether or not anyone is in. The tool takes each off in that order and divides what is left by the price. That figure, rather than the gross, is what to set against what the money would earn somewhere else.

The mortgage is the landlord's cost, and it comes last

Interest is not part of yield, which describes the property rather than how it was bought, but it is usually the largest single outgoing, so the tool shows the cash left after it beneath the yields. A property with a healthy net yield and a heavy interest bill can leave very little; the last figure on the page is the one that answers whether the property pays.

Is this a free rental yield calculator?

Yes. It works out the gross yield, the rent after voids, the agent's fee, the net yield and the cash left after interest on the page, with no account and no card, from the figures you enter. Why is the yield shown as pounds per £100?

Because it is the same number as the percentage and reads as money: £5.75 of rent a year for every £100 of price is a 5.75% gross yield. Showing it as money keeps every figure on the page in the same units as the rent and the costs, so nothing is compared across a percent sign.

How many void weeks should I allow?

That is your figure for the property and the area; the worked example allows two weeks a year, the gap between one tenancy ending and the next starting. A property that turns over every year needs more; a long tenancy needs none in the years it runs. The tool takes the rent off for exactly the weeks you enter.

Does the yield include the mortgage?

No, and it should not: yield is the property's figure and would be different for every buyer if it included their borrowing. The tool shows the mortgage interest beneath the yields as the cash left after it, which is the landlord's figure and the one that decides whether the property pays.
